Originally presented as a three-bedroom, one-bathroom home, the property already had strong fundamentals. However, M4Properties also identified clear improvement potential. The bathroom required renovation, and the outdoor areas needed landscaping to improve presentation, tenant appeal, and overall value.
The property was originally asking $650,000. Through strategic negotiation, M4Properties secured the purchase for $560,000, achieving a $90,000 reduction from the asking price. This created a stronger entry position for the client from the beginning.
Following settlement, M4Properties managed the full renovation process within the agreed budget. The bathroom renovation and landscaping were completed at a total cost of $30,000. By managing the works carefully and keeping the upgrades focused, we helped improve the property without overcapitalising.
After renovation, the property achieved a rental return of $650 per week, equal to approximately $33,800 per year. Based on the total investment of $590,000, including purchase price and renovation cost, this represents an approximate rental yield of 5.7%.
Most importantly, the completed renovation positioned the client with almost $50,000 in equity sitting in the property. For a first-time interstate investor, this was a strong start to building a property portfolio.
